This agreement covers both cooling and heating maintenance on your HVAC system and one plumbing inspection performed during one of those visits if requested. 

There are two options to pay for your comfort agreement. All agreements will auto-renew unless you cancel in writing (email or letter). 

Heating and cooling systems require regular maintenance to run smoothly and efficiently just as your car needs regular oil changes. Your HVAC system is one of the most expensive components of your home, so it makes sense to take care of it.  A well-maintained system runs more efficiently, and regular maintenance helps identify and fix problems before they cause breakdowns. 

In addition, as an Adams Comfort Agreement Customer, you will receive a 15% discount if any repairs are needed during the year. Below is a list of what is included in your maintenance agreement appointment. 

Air Conditioning Maintenance

Inspect the following:

• Operating pressures
• Voltage and amperage to motors
• Air temperature drop
• Air filtration
• Start capacitors and relays
• Compressor
• Contractor
• Wiring connections
• Thermostat
• Safety float switch
• Condensate Drain – Flush if needed
• Clean outdoor condenser coil

Heating Maintenance

Inspect the following:

• Thermostat
• Burners and controls
• Pilot assembly
• Electronic spark ignition
• Air filtration
• Vent pipe
• Fan control
• Heat exchanger (gas furnaces)
• Temperature rise
• Furnace cycle

Additional Heat Pump Items

Inspect the following:

• Electrical wiring
• Amp draw
• Temperature rise
• Reversing valve

Included in your Comfort Agreement we offer you a plumbing maintenance visit. When requested, one of our plumbers will come out to do a full overview of your plumbing a let you know what kind of shape your plumbing is doing. They will make recommendations based on their findings. This gives you a good plan for maintaining the life span of your plumbing fixtures.

We now offer an optional yearly water heater flush with our HVAC maintenance. Here are the details you need to know….

Yearly water heater maintenance flush is available with your purchase or renewal of an HVAC maintenance plan! This flush can be added for $99 annually. Sediment build-up in the tank can reduce your water heater’s energy efficiency and also clog your water lines. Avoid these problems and increase the life of your unit by flushing the tank annually. You’ll save money by adding the water heater flush to your annual plan.
